Source hierarchy and coverage
Northmark prioritizes original court, county, sheriff, tax-sale, treasurer, recorder, and successor-custodian publications. Source metadata should identify the jurisdiction, source URL, source date, event or case identifier, type of sale, and the date Northmark retrieved it. Secondary listings are research leads, not automatic confirmations.
Posted money versus currently held
Posted/listed surplus describes a source's reported excess at its publication date. Verified current-held requires later authoritative evidence that a specified custodian holds a particular amount as of a defined date. Claimant entitlement requires an independent legal/authority determination. We never add these three figures together.
Rows, deduplication and corrections
Rows are counted only within a clearly described source and scope. When multiple filings or records relate to the same underlying event, event identifiers, sale dates, parcel numbers, court deposits, and relevant documentation must be reconciled before a unique-case total is approved. Missing, malformed, duplicated, or conflicting amounts remain exception items, not verified dollars.
Current, historical and incomplete information
Listings can be dated, removed, claimed, paid, transferred to another custodian, redeemed, or superseded. A missing list, blocked web request, or unresponsive office does not establish a $0 balance. If no authoritative current custody evidence is available, the record remains Pending / Unknown.
Public dashboard versus private case work
The public dashboard may show a dated posted-surplus snapshot while awaiting a live source feed. A static display is not a nationwide current-held balance. Case-level claimant authority, confidential contact information, and legal review remain within permission-controlled workflows, not the public inventory.
How to report a discrepancy
Send the state, county, case or parcel reference, disputed field, and official source link to hello@northmarkrecovery.com. Please do not email Social Security numbers or banking data.
